SITE SELECTION and ACQUISITION

The Belaire Group can assist you in the selection and evaluation of a site, and acquisition opportunities that best maximize client services to remain relevant in the markets you serve.  We work closely with the Owner, Marketing team, and financial team to define a PMA (Primary Market Area), assess the site’s physical characteristics, and define the Due Diligence process specific to the planned development.

In evaluating and planning a development or redevelopment project(s), we manage the efforts of the development team in obtaining final site plan approvals, while delivering programs and designs that conform to the requirements of all applicable governing authorities.

The Belaire Group can provide and manage project budgets and schedules, specific to pre-design and construction durations, with built-in flexibility to mitigate changes to the program or capital resources.

MASTER PLANNING

The Belaire Group manages the creation of an overall budget, schedule, and design that not only meets regulatory requirements for the program, but also considers the phasing, sequencing and logistics necessary to execute the long-range goals of your Organization.  Planning ensures your community is better positioned to grow with the expectations of Residents and needs of Staff members.

DESIGN MANAGEMENT

During the design process, we seek appropriate approvals from the Operator as plans advance to ensure your Mission is achieved within the appropriate budget, schedule, and return on investments.

PROJECT SCOPE

We assist the design team in defining the Scope of Work and type of delivery required to meet budget, schedule, program and design expectations.

CONSULTANT SCREENING, QUALIFYING & MANAGEMENT

The Belaire Group assists the Owner in selecting the right Design and Construction Team members by: identifying candidates and defining the selection criteria; preparing and distributing requests for proposals (RFPs); making final recommendations; and preparing Professional Agreements for Owner authorization.

Construction Oversight & Monitoring

ON-SITE OWNER’S REPRESENTATION

The Belaire Group will routinely visit the site and attend Owner, Architect, and Contractor meetings as a representative of the Owner to review budgets, change orders, schedule, and the progression of on-site work. We provide monthly risk analysis to avoid delays to construction, increases to cost, and potential liquidated damages.

CONSTRUCTION BUDGET AND SCHEDULE

The Belaire Group works closely with the Contractor and design team to develop realistic project construction budgets and milestones. We keep stakeholders appraised of potential risks while simultaneously working with the appropriate team members to quickly develop effective solutions to budget shortfalls and schedule interruptions.

VALUE ENGINEERING AND COST MANAGEMENT

From the establishment of the GMP (Guaranteed Maximum Price / Construction Budget) and throughout the duration of construction, we manage the Project Budget by holding accountable all parties responsible.  As potential conflicts arise, we mitigate variances from budget and schedule, manage and negotiate change requests, and understand opportunities to improve budget, efficiencies, and the lifespan of equipment and environments.

CONTRACTOR BID/NEGOTIATIONS

During the bidding process to establish a Contract GMP, The Belaire Group evaluates the costs proposed by the Contractor in order to identify any potential discrepancies between the intent of the design and the cost of the work.  Using our knowledge of current and previous construction costs, we prepare a proprietary bid matrix to evaluate contractor bids against the project budget.

CONTRACTOR PAYMENT APPLICATION EVALUATION

In conjunction with our regular site visits, we review the Contractor’s request for payment application with regards to the progress of construction, compliance with the terms of the agreement, and Architect’s assessment that the work in place conforms to the intent of the design

COORDINATION OF PERMITTING

We monitor the activities of the Contractor to ensure the delivery of required occupancy permits from all agencies having jurisdiction.

Project Delivery, For Owner Occupancy

FF&E SELECTION & INSTALLATION

The Belaire Group manages the FF&E selection process between Owner and Interior Designer to meet Operator and market expectations. Additionally, we can oversee the FF&E budget and installation to meet pre-opening requirements for Owner occupancy.

VENDOR MANAGEMENT

In preparation of Owner Occupancy, we work closely with preferred vendors to deliver environments that meet service program expectations that are consistent with your unique brand of services.

PUNCH LIST AND QUALITY REVIEW

We consistently observe and manage the efforts of the design and construction teams to advance the best in design and the delivery of quality constructed environments.  We set and manage standards of excellence throughout the entirety of the project and as required by approved design and construction documents, warranty, and maintenance criteria.
